1. Information, not an offer

Everything on these pages and in the dossier is commercial information about a development that is under construction. It is intended to help you decide whether to take the next step, which is a conversation with our sales team and, if you wish, a reservation. Nothing on the pages is a binding offer to sell, and no contract exists between you and Siesta Homes Group SL until a reservation document, and later a private purchase contract, is signed by both sides. Submitting a form, including the reservation request form, does not reserve a villa.

2. Prices

Prices are shown in euros and are those of the price list current on the date shown on the page. They exclude taxes and purchase costs (VAT at the rate applicable to new homes, stamp duty, notary, registry and legal fees), which the buyer pays and which our team will set out for you. Prices and the list may change until a reservation is signed; the price in your reservation document and private purchase contract is the price that applies to you. Statements that the list rises by a percentage as the project advances describe our pricing policy for villas still unsold at that time; they are not a promise about the future value of any villa, and they do not apply to a villa already reserved.

3. Plans, areas, renders and films

Floor plans are drawn from the architects' construction documents and areas are the architects' usable areas unless stated otherwise. Plans, areas, specifications, materials, landscaping and the site plan may be adjusted during the technical licensing and construction process, within the approved project and the applicable building regulations, and the final contractual description is the one annexed to the private purchase contract.

Renders, artist's impressions, aerial and street views, the illustrative construction film and the films showing the villas are visualisations. Furniture, decoration, vegetation, vehicles, lighting, weather and views are illustrative and are not included unless the contract says so. Photographs of other Siesta Homes developments are shown as examples of the developer's work, not of Amaris.

4. Availability

The site plan shows the status of each villa (available, reserved, sold, by enquiry) as recorded by our sales team when the page was last updated. Status can change at any time, and a villa shown as available may have been reserved by the time you ask. Villas are allocated in the order in which signed reservations and deposits are received. Our team confirms availability before any reservation is prepared.

Villas 1 and 2 (Type 3) are released by private enquiry only. Their plans and price are sent individually by our sales team after a short correspondence and are not published on these pages.

5. The reservation

The reservation described on the dossier page does 3 things and nothing else: it takes the chosen villa off the market for you, it records the price of the current list in the reservation document so that it applies to your private purchase contract, and it places you in the order of allocation. The reservation deposit is €20,000. It is held in a restricted account at Banco Santander in the name of the developer, and it is returned in full if you decide not to proceed before signing the private purchase contract, on the terms set out in the reservation document. The reservation document is prepared by our team and your lawyer reviews it before you sign; the private purchase contract follows within the period stated there, normally 30 days.

Amounts paid on account of the price after the private purchase contract are protected as Spanish law requires for off-plan homes (Law 20/2015, first additional provision): they are paid into a dedicated account and guaranteed by a bank guarantee or insurance, the details of which are given to you with the contract. The payment structure shown on the dossier page is the standard one; your contract governs.

Before a reservation or contract we are obliged to verify your identity and, at contract stage, the origin of the funds, under Law 10/2010 on the prevention of money laundering. We cannot proceed without that information.

6. Completion, delivery and changes

The expected delivery is shown as a quarter and year (currently Q4 2028) and is an estimate based on the construction programme at the date of the page. The contractual delivery date, the consequences of delay, and the procedure for handover, snagging and the ten-year structural insurance are set out in the private purchase contract. Interior choices (colours and some finishes through the interior supplier, with the option to upgrade appliances) are available within a range and until the construction stage at which each choice must be fixed; the range is not unlimited and is described in the contract documentation.

7. Letting and the Investor Pack

Statements that the villas let well, and the Investor Pack, describe the rental market for this type of home in the area and the management service our in-house team can provide if you choose it. They are not a guarantee of occupancy, income or return, and they are not investment, tax or legal advice. Rental income depends on the market, the season, the licence regime in force at the time and how you use the villa yourself; tax treatment depends on your personal situation and residence. Take your own advice. The management service is a separate agreement offered after purchase on its own terms.

8. Financing

References to a pre-assessment of financing and to Banco Santander's lending to non-residents describe a service we can help arrange; any loan is subject to the bank's own approval, terms and conditions. We receive no commission from the bank for introducing you.

9. Your own advice

Buying a home in Spain involves legal, tax and currency questions that depend on your situation. We encourage you to appoint an independent lawyer in Spain before signing a reservation, and we will work with the lawyer you choose. Nothing on these pages replaces that advice.

10. Access to the dossier and conduct

Access to the private dossier is granted to the person who registered and is for that person's own evaluation of a purchase. The link is personal and must not be shared or published. We may close access to anyone who misuses the pages, scrapes the content or republishes the dossier, and we may remove or correct information at any time.

11. Language, law and disputes

These pages are published in English for the convenience of international buyers; contracts are prepared in Spanish with a courtesy translation where agreed, and the Spanish text prevails. Spanish law applies. Disputes are resolved as set out in the Legal Notice, without prejudice to the mandatory rights of consumers.
